Post-construction cleaning: what GCs should expect (and demand)

Post-construction cleaning is the final trade on site — and the one that determines what the owner sees at walkthrough. A proper scope runs in three phases, not one heroic final pass.

The three phases

Rough clean (after framing/drywall, before finishes): debris out, sweep-down, stickers off windows and fixtures as installed. Skipping this phase buries dust that resurfaces for months.

Final clean (after finish work): the heavy lift — every surface, every height. Vents, ledges, door frames and light fixtures de-dusted; windows, tracks and frames detailed; floors prepped and finished per material; restrooms and kitchens sanitized to move-in standard; every cabinet and closet vacuumed inside.

Touch-up (after punch walk): trades come back through and undo perfection. A touch-up pass 24–48 hours before handoff is what makes the owner’s first impression match the renderings.

What to demand from your cleaning sub

• Phase scheduling that flexes. Construction schedules move; your cleaning sub should absorb that without drama.
• Dust remediation, not dust relocation. HEPA vacuums and tack methods — not shop brooms pushing drywall dust into the HVAC you just commissioned.
• Punch-walk support. A crew lead who walks the punch list with you catches what photographs miss.
• Proof of insurance sized for an active site, and crews who respect other trades’ work.

Scheduling reality for Utah projects

Book the final clean when finishes are 80% complete, not when they’re done — good crews are scheduled out, and Lehi/Silicon Slopes delivery waves eat capacity fast. A 20,000 sq ft office final clean typically needs 2–4 crew-days; compress that only if you like overtime bills.
