Move-out cleaning checklist for Utah renters (deposit-back edition)
July 4, 2026 · Falcon Fresh
Utah landlords can deduct cleaning costs from your deposit if the unit isn’t returned in the condition you received it, normal wear excepted — and in practice, kitchens and bathrooms decide most deposit disputes. Here’s the checklist that matches what inspections actually flag.
Kitchen (where deposits die)
- Inside the oven — the single most-flagged item in move-out inspections
- Inside and behind the fridge (pull it out; the floor under it counts)
- Inside all cabinets and drawers, crumbs and liner residue out
- Sink, faucet and disposal — descaled, not just wiped
- Range hood filter and the grease film above the stove
Bathrooms
- Grout and shower tracks — soap scum and orange buildup, not just the glass
- Toilet base and behind it (yes, they look)
- Exhaust fan cover, dusted
- Mirror, fixtures and drains
Whole unit
- Baseboards, door frames and light switches
- Window tracks and blinds — slat by slat, tracks vacuumed
- All floors: vacuum, then mop; carpet spot-treatment where furniture sat
- Nail holes patched (check your lease first), walls spot-cleaned
- Light fixtures and ceiling fan blades
- Closet shelving wiped, trash fully out — including the patio/garage
The honest math
A thorough DIY move-out clean on a 3-bed apartment takes most people 6–10 hours with supplies you may not own (oven cleaner, grout brush, carpet spotter). A professional move-out clean is flat-rate, done in one visit, and comes with someone to hold accountable if the landlord flags anything.
Falcon Fresh move-out cleans are priced flat by bedrooms and bathrooms — you know the number in one call, and every clean is inspected against the Falcon Standard™ before we leave. Closing dates move fast; we hold room in the schedule for exactly that.
